A very uneven recovery has begun in Texas. Most of the local economies hard hit by the energy burst and resultant real estate collapse have been very slow to recovery. Austin and San Antonio have had difficulty in absorbing the excess of residential foreclosures dumped on their markets.

Other cities appear to have rebounded though their recovery is varied. Houston and Dallas – Fort Worth appear to have rebounded the strongest. Although these cities are experiencing checkered recoveries, the interesting thought is that foreclosures have still not been completely purged from their respective markets.

Part of the problem involved with a large number of foreclosures existing within a market is that the financial communities are not adequately prepared to manage large numbers of repossessed properties.
